Staging – I take pride in my design background and have a keen eye for staging and showing a home in its best possible light. My clients receive a complimentary design consult going room by room with suggestions for the best presentation. In certain circumstances, I will bring in items to compliment and finish off a client’s existing décor and in special circumstances, I’ll bring in a professional stager to stage the entire home or specific, key rooms. Curb Appeal – Not to repeat myself but…We only have one chance to make a first impression. That starts with the exterior of your home. I will share my design expertise on how to create an inviting exterior with minimal cost whether it’s painting a front door or a simple clean up with mulch. If need be, I have my own crew to bring in and “refresh” the landscape that will entice buyers to view the inside.
Professional Photography & Marketing – After all our hard work in preparation, there is no substitute for professional photography and videography. One more time…we only have one chance to make a first impression. Marketing your home for max exposure through all the real estate channels, to social media ads to targeted email campaigns everyone will know your home is for sale and see its beautiful representation. Gorgeous photography and strategic marketing will set the stage for interest and ultimately drive traffic to your home granting you a max sale price.
Home Construction Knowledge & Experience- I have overseen from home design through completion 50+ new homes along with rehabbing several investment properties for profit. So, my experience and knowledge on the structure, building and condition of homes is above most. I will offer you my expert advice on areas that may be of concern to buyers, and you can choose whether to repair those items prior to listing or we can price accordingly for a buyer to handle after the fact.
Land expert – When it comes to selling land there is a lot more than meets the eye. In order to achieve a max sales price you need to know exactly what you are dealing with. You have to understand town zoning regulations, wetlands, flood zones, Form A lot parameters, Chapter 61A, Natural Heritage and more. You will also need to know items like elevations, what style or shape house will fit on the lot given requirements, other possible uses like solar, farming, etc. There’s so much to know and I have the knowledge and expertise after going through every scenario with clients. Pricing - I have an analyst background and love delving deep into the numbers to prepare you a highest price analysis. I suppose a love for numbers began at an early age growing up with an accountant, CFO. You could say number crunching is in my blood. Setting the right price is critical to creating maximum buyer demand and depending on your niche market will also help me gauge your list price strategy.
Negotiating – I have a keen sense of analyzing a situation, experience and with some special tactics in my toolbox, I pride myself on being a master negotiator and will achieve the best possible outcome for your specific scenario.
I have been known to roll up my sleeves whether inside or out to assist my clients from moving furniture for staging, bringing in products and staging rooms, decluttering a room or putting the finishing touch to an exterior curb appeal.
I am a also “pet friendly” realtor. I have been called me a dog whisperer and I haven’t met a pooch that I haven’t gotten along with yet. So, if you have a beloved fur baby know they will be in great hands and I will treat them as I do my own little furkids.
