APRIL HIGHLIGHTS: REAL ESTATE BOOM
As we transition from the vibrant blooms of spring into the promising days of summer, it’s a great time to reflect on the past month and look forward to what May has in store. April was not only a month of gathering and celebrations but also marked significant achievements in our professional landscape. Let’s dive into the highlights and prepare for an exciting month ahead!
April Highlights: A Month of Family, Celebrations, and Milestones
The past month was rich with family gatherings, beginning with a reunion in Virginia, filled with laughter and cherished memories. Our travels also took us to western Massachusetts, where we reconnected with our daughter and enjoyed the warmth of family ties. Additionally, we were part of a beautiful wedding, celebrating love and unity.
On the professional front, April was a record-setting month for our team in Taunton. We achieved a remarkable milestone by selling the highest-priced single-family home in the city's history for $1,061,937. This landmark sale not only sets a new standard in our local real estate market but also reflects the growing demand and value in our area.
I am also proud to announce a couple of personal achievements. I was recognized as Tops in Sales, Listings, and Volume for March at the Mansfield Office, and I had the honor of being named the Mansfield Agent of the Month for both February and March. These accolades are a testament to the hard work and dedication our team continues to show.
We are also thrilled about the developments at Gracey Estates, where we are gearing up to break ground on the first home site. Last Saturday, we hosted a New Construction Seminar that was not only comprehensive but also incredibly informative. I had the pleasure of giving a detailed site tour of Gracey Estates Subdivision afterward.
The event featured expert speakers such as myself, John Garanito from Hawthorne Development, and Olga Andrade from Mechanics Cooperative Bank. We discussed the entire new construction home building process, including the latest trends in building both inside and outside the home, recent 2024 regulation changes, and financing options for new construction homes. We received fantastic feedback from attendees, highlighting the seminar's informativeness.
If you missed the seminar, don't worry! A video replay and the presentation are available upon request. If you're interested in learning more about new construction homes or want further details from our last event, please reach out.
Market Update: Bristol & Plymouth County
This April, we witnessed a significant surge in our local real estate market, with homes in Bristol and Plymouth Counties selling for 12% and 14% more than last year, respectively. The inventory has also increased, rising by 24% in Bristol County and 37% in Plymouth County.
Despite the influx of new listings, the demand for homes remains high. Properties that are priced correctly and presented well continue to receive multiple offers, often exceeding the asking price and selling quickly. As we continue into May, the market dynamics suggest that it will remain a seller’s market, but the increase in inventory should also give hopeful buyers more options.
