July Update: Summer Adventures and Real Estate Milestones
June was a great month for catching up. We hosted a client appreciation party at Berkley Beer and it was great to catch up with friends that I haven't seen in a while. I also had a longtime friend come and visit for a few days and I also enjoyed a fabulous girl's trip to Block Island. It's been a great kickoff to the summer season!
Real estate wise, June was a hot month. I put 5 new listings on, and all were gone within days, multi bid, overtasking, etc. So, happy for all my seller clients. I also had several new construction buyers go under contract.
Market Insights: Bristol & Plymouth County
The Bristol County housing market remains a seller's market, with median sale prices up 10.9% year-over-year to $510,000 Homes are selling faster than last year, averaging 20 days on the market. However, the total number of homes sold has dipped slightly compared to 2023. This most likely is relevant to less homes being on the market compared to last year.
The Plymouth County housing market remains a seller's market in June as well. While price growth has moderated compared to earlier this year, median sale prices are still up around 4.3% year-over-year. Homes are selling close to asking price, with a median sale-to-list ratio exceeding 100% on. However, the total number of homes sold has dipped slightly compared to last year, suggesting a potential cooling in buyer demand. Also, in June, we did see more homes enter the market in both counties. While it's still a seller market there were more homes on the market for buyer's to choose from.

Your July Home Maintenance Checklist
- Tackle mold growth, inspect and clean grout, replace caulk, and ensure proper sealing to combat moisture.
- Wash windows for a better view and clean door screens to keep the fresh air coming and the bugs out.
- Be sure your home's gutters direct stormwater away from the foundation, preventing potential water damage.
- Revisit your HVAC filters to boost air quality — especially important if you have pets or family members with allergies.
- Stock up on citronella candles or invest in a bug zapper to enjoy time outside sans bugs.
